Fortis Healthcare Secures 15-Year Lease for Greater Noida Multi-Specialty Hospital

The agreement, which includes the rental of land, buildings, and medical equipment, has been approved by the Uttar Pradesh State Industrial Development Authority (UPSIDA), and will be governed by a tripartite agreement between UPSIDA, R.R. Lifesciences, and IHL.

Fortis Healthcare, through its wholly owned subsidiary International Hospital Limited (IHL), has inked a 15-year lease agreement with R.R. Lifesciences Ltd that will enable the operator to take full control of a 200-bed multi-specialty hospital in Greater Noida. The agreement, which includes the rental of land, buildings, and medical equipment, has been approved by the Uttar Pradesh State Industrial Development Authority (UPSIDA), and will be governed by a tripartite agreement between UPSIDA, R.R. Lifesciences, and IHL.

Under the terms of the lease, IHL will pay a monthly rent of 2.4 crore (plus GST), along with a refundable security deposit, to R.R. Lifesciences. Fortis had previously managed the facility under an Operations & Management (O&M) agreement since its launch in October 2022. With the new arrangement, the hospital will continue operations as Fortis Hospital Greater Noida, but now under full operational and financial control of Fortis. 

The campus sits on a 1.35-acre land parcel leased from UPSIDA, with about 270,000 sq ft of built-up area, and capacity to add another 50 beds—potentially taking it to 250 beds. 

Strategically located, the hospital is well-connected via the Greater Noida Expressway, Aqua Line Metro, Yamuna Expressway, and Eastern Peripheral Expressway, and lies approximately 34 km from the upcoming Jewar International Airport.
